Mt. Olive Housing Community, offering affordable senior housing,
located in Flanders, is seeking a Janitor.
Under the direction of the Property Manager or Maintenance Supervisor
the Custodian/Janitor maintains common areas, grounds and unoccupied
rental units through cleaning and basic maintenance services.
Supports the mission and values of Lutheran Social Ministries of

New Jersey who hurt, are in need, or have limited choices.
Adheres to all schedules provided.
Maintains assigned areas
Mops, sweeps and vacuums
Cleans and polices stairwells and hallways
Washes common area windows and glass
Cleans Administrative Offices
Prepares trash for removal by city or contractor
Maintains garbage rooms, chutes, doors and floors
Pulls recyclable material and places in appropriate containers
Strip, wax and buff tile areas
Cleans moved out units including kitchens, appliances, bathrooms,
fixtures and windows
Polices hallways and replaces light bulbs as needed
Dusts high and low
Maintains grounds including trash removal, snow removal and
application of deicing materials.
Light maintenance as requested by Supervisor
Completes annual compliance and HIPAA training and exhibits
behavior as set forth by the LSMNJ Code of Ethics and Business
Integrity in the performance of duties.
Adheres to the Organization’s Policies and Procedures regarding
the Compliance Program of the organization and is timely in
reporting any possible concerns.
Follows all local, state and federal regulations as they pertain
to the position.
Adheres to the Organization’s Policies and Procedures covering
Privacy and Security in Compliance with HIPAA regulations.
Other duties as assigned by my supervisor, necessary for the
efficient operation of the department/facility.
