MT Olive, offering affordable senior housing, located in Flanders, is seeking a Assistant Property Manager.

 

  1. Monitor and coordinate the accounts receivable and accounts payable processes to effectively meet budget projections.

  2. Identify and make well thought out recommendations to the Regional Property Manager for opportunities to reduce operating expenses and/or generate additional income.

  3. Participate in the preparation of the annual budget and accurately and thoroughly complete assigned deliverables under the direction of the Regional Property Manager within established timeframes.

  4. Demonstrate a good understanding of the analysis with consideration for the goals of the asset.

  5. Actively participate in the accurate, complete and timely preparation of all reporting requirements.

  6. Properly prepare for all internal and external inspections and audits.

  7. Ensure issues and deficiencies identified from inspections/audits are effectively and efficiently corrected within the allotted timeframe.

  8. Monitor and coordinate 3rd party vendor appointments.

  9. Manage work orders (inputting and tracking completion).

  10. Under direction of Regional Property Manager, develop and implement progress to ensure audit results meet the organization’s standards.

  11. Actively participate in meetings, promptly and thoroughly respond to information requests.

  12. Manage office staff and ensure accuracy, completion and timely reporting.

  13. Coordinate and manage tenant move-in process and move-out process in a timely manner.

  14. Orientation of new tenants to property management staff.

  15. Provide excellent customer service to all prospective tenants and existing residents.

  16. Build positive relationships with customers.

  17. Take initiative to identify customer needs and provide service that meets or exceeds customer expectations.

  18. Communicate effectively in person as well as via telephone and email.

  19. Resolves difficult situations through the use of effective problem-solving skills.

  20.   21. Other duties as assigned by my supervisor, necessary for the efficient operation of the department/facility.

 

 

Experience and Skills:

This position is full-time offering competitive compensation, a robust benefit package and generous paid time off.

 

Education/Training/Certifications:

 

  • HS Diploma/GED required

  • Certified Apartment Manager (CAM), Accredited Resident Manager (ARM) or Certified Property Manager (CPM) preferred

  • Fair Housing certification

     

    Skill(s): Word, Excel, Access

     

    Experience: Two years experience working in the affordable/low-income housing industry, including HUD, tax credit, seniors, family or special needs housing; non-profit experience is desired. Excellent communication, interpersonal and management skills are required.
